Speeding up securing a loan can be made easier by having all the relevant documents and numbers in place before approaching a bank, broker or investor. This document is supplied by Golden Trust Capital provides a guide and can be used to apply for finance whether it is bridging on a single house or a loan to build out an apartment site.
In summary a development or bridging finance checklist includes data and information that will demonstrate the financial viability of a project. Once the property development checklist is completed, it can be emailed to Golden Trust Capital, your chosen finance partner or used as a tender document to gain quotes from other financiers.
- Project proposal: A detailed plan that includes the property details, development plans and estimated costs
- Planning permission: Details of any planning permission applications and restrictions
- Building and site plans: Drawings or designs for the project by an architect or designer
- Schedule of works: A detailed schedule of works for the project
- Asset, Liability, Income and Expenditure Summary (ALIE): A summary of your assets, liabilities, income and expenditures
- Financial statements: Bank statements and other financial documents to prove the viability of the business
- Proof of identity and address: Proof of your identity and address although additional KYC may be required
