Your existing apartments could be worth 10% more according to research conducted by our MBA intern into the relationship between the residual value of investment motor vehicles and property assets β the initial insights are quite interesting.
General findings show that vehicles owned and maintained in line with OEM recommendations are worth roughly 10% more than assets that lack formal maintenance records (full-service history). You might argue that this cannot be considered βadditionalβ return as that extra 10% value comes from money spent on preventative maintenance. This assumption would be correct, however, a well-maintained vehicle is less likely to require emergency repairs during its operational life β reducing unforeseen expenses which can easily compound well over the 10% threshold over time.
Similarly, a well-maintained apartment is less likely to have problems that would otherwise incur unplanned charges and out-of-hours assistance which could add up to be more costly than what it would have taken to conduct preventive maintenance. It also means establishing a more positive tenant-landlord relationship!
To ensure a positive return on investment, it is critical to be selective in which/when/how preventative maintenance measures are deployed and to monitor costs thereof. There are also other interesting insights into how hidden values can be measured but we are finding it difficult to unearth specific raw data that is relevant.
