When inspecting a property as a tenant is leaving, there are some tips on finding where concealed damage may have occurred which would exceed reasonable wear and tear.

- Always check under sofas, chairs, beds, occasional furniture and rugs, especially if they have moved from their original position.

- Always check the cushions and mattresses, front and back, as they often get flipped when damaged

- Check that all blinds and curtains are okay and functioning properly. (I have had occasion when blinds collapsed when trying to open)

- Check behind doors, and self closers, to make sure they are intact and not hiding anything. (Missing self closers and holes in walls from door handles are common)

- In the bathrooms, check that the taps, shower head, plugs and brackets are there and functional. (I have come across some being sellotaped together and, in one case, a toilet bowl being super glued back together).

- Open and close all bedroom furniture a couple times. (Many times have they fell apart!)

As a tenant, the above checks can done too before exiting.
