Cladding Issue in Residential

The team has conducted an analysis on the cladding coverage of residential properties and number of leaseholds in those buildings.

In summary:

- Approximately one-third of residential buildings, that are greater than 11m in height (more than 3 storeys tall), do not need to undergo an EWS1 (external wall survey) process before dwellings can be sold or re-mortgages can be offered – because there is no cladding on those buildings.

- It is estimated that 431,000 leaseholders will not need to undergo an EWS1 process for their buildings in order to sell or re-mortgage the properties.- This rises to over 50% of residential buildings – the equivalent of 610,000 leaseholders – when buildings with insignificant amounts of cladding under 18m in height are not required to undergo an EWS1 process.
